
Existing Site Context

Kadans previously obtained planning permission for separate developments on 18 – 20 and 22 – 23 Tileyard Road in August 2025. After listening to prospective occupiers, as well as drawing on our own experience delivering MAYDE and VERSA on neighbouring Brandon Road, we have made the decision to update the proposals and submit a new planning application for a development across both Tileyard Road sites.
18 – 23 Tileyard Road sits within the Vale Royal / Brewery Road Locally Significant Industrial Site (LSIS), which comprises Islington’s largest concentration of industrial uses, and seeks to retain and strengthen industrial uses in the area.
We have a number of sites within the area, creating an emerging ‘Tileyard Campus’ with sites Versa and Mayde on Brandon Road. We intend to develop and support an exciting cluster of flexible R&D spaces – which will form a broader cluster of laboratory, employment and innovation space in Islington.
