Our updated proposals

Through our new updated proposals, Kadans will be delivering a unified building on Tileyard Road. The proposal isn't just about floorspace, we want to create the right conditions for innovation to flourish, partners to collaborate and retain this talent pool in the area over time.

Not only will this attract innovative and growing tenants, but we envisage that the site will become a landmark development in the Kings Cross Knowledge Quarter – a statement of intent for the site, showcasing the best of what Islington can offer to the knowledge intensive industries and further cementing the Borough as a hub for collaborative growth.

 

We will ensure that 18 – 23 Tileyard Road respects local character, whilst also defining a new emerging context. With a proposed height of five storeys, Tileyard Road reflects the already approved schemes within the LSIS at both Brandon Road and the previously consented Tileyard schemes. A considered material palette will mitigate the impact on the nearby residential neighbours.

Delivering an optimised proposal

As the site falls under the Vale Royal / Brewery Road Locally Significant Industrial Site (LSIS), which comprises Islington’s largest concentration of industrial uses, we feel that a more efficient proposal will fully optimise the site and unlock investment – properly matching the ambition of the LSIS designation.

We are experienced in delivering science and innovation schemes locally, including Mayde and Versa on Brandon Road as well as the London Innovation Centre and One North Quay in East London. We know what tenants in this industry want and require. Larger floorspace fosters high quality facilities, flexible opportunities for a mix of occupier typologies and shared collaboration space working alongside key anchor tenants. Combining the previously proposed schemes enables flexibility in a way that two smaller schemes cannot.
 

Delivering growth in Islington:

Recognised by the Government in the UK’s Modern Industrial Strategy, the life sciences and advanced manufacturing sectors are identified as growth-driving sectors for the economy. With these updated proposals, we will be creating a mix of local jobs, strengthening Islington’s position as a growth hub, and contributing to long-term economic success. Combined with Kadans’ other schemes in the area, we will be collectively creating a cluster of opportunities that are future-proofed and designed for adaptability whilst providing an interface for neighbouring uses and community in an ever evolving and exciting sector.
